Regular lockouts and resets
The boiler will usually fire again after a reset, until one day it doesn’t. Those repeated Vaillant lockouts usually point towards something drifting — sensors, flow, combustion or system issues.
Vaillant boilers are clever bits of kit when they’re installed and set up properly. When they’re not, they can be just as temperamental as any other boiler – especially on those mornings when you really don’t have time for fault codes. A proper annual boiler service usually prevents most surprises.
I’m Stuart from SKR Plumbing & Heating, an independent Gas Safe engineer based in Orpington. Most weeks I’m zigzagging between Bromley, Croydon, Dartford, Sevenoaks and the roads off the A21 and A20, looking after Vaillant boilers that need a proper service, a calm diagnostic or, occasionally, a frank conversation about their future — the full breakdown is on my Vaillant servicing and repair page.
A lot of the time it’s not about the boiler being “bad” – it’s about how it’s been installed, what it’s connected to and how it’s been treated over the years. That’s the bit I’m interested in, especially when issues match those on my heating not working but hot water is guide.
🔧 Vaillant started playing up, locking out or dropping pressure? Call or WhatsApp 07706 889 614 and tell me where you are (BR, CR or DA) so I can see where it fits around the rest of my day.
When I first started in heating, I didn’t care much about brands – a boiler was a boiler and my job was to keep them running safely. Over time, patterns emerged. In certain streets around Orpington and Bromley, you start to see the same green Vaillant logo above back doors and in kitchen cupboards. Flats near Croydon town centre? Often a compact Vaillant combi in a tight space doing its best under pressure.
After you’ve serviced and repaired enough of them, you learn their habits. Which models are rock solid when looked after, which ones hate dirty system water, and which fault codes usually mean “annoying but fixable” versus “this boiler is gently telling you it wants to retire”.
These days, Vaillant visits are a normal part of my week: some are routine services and performance checks, others are urgent call-outs where the heating or hot water has decided not to join in. Many repairs follow the same flow as my general boiler repair work.
For anything that isn’t tied to a specific make – full heating systems, radiators, cylinders – there’s more about how I approach that work on the central heating systems support page. Everyday leaks and general plumbing jobs are broken down on my plumbing repairs and leaks page.
“Vaillant specialist” sounds fancy, but most of the job is simply turning up, listening properly and then working through things in a methodical way. Here’s what that tends to look like in real homes around BR, CR and DA postcodes.
If you already suspect a replacement might be sensible, there’s a breakdown of how I handle new installs on the new boiler options page.
Most of my Vaillant visits start with one of these lines:
If any of those sound familiar, the next step is proper testing rather than guessing — especially when symptoms overlap with heating and hot water split faults.
Vaillant boilers are generally well-designed, but they’re still at the mercy of pipework, water quality and day-to-day use. These are the kinds of issues that crop up again and again in homes around Orpington, Bromley, Croydon and Dartford — similar patterns show up on my boiler repair callouts.
The boiler will usually fire again after a reset, until one day it doesn’t. Those repeated Vaillant lockouts usually point towards something drifting — sensors, flow, combustion or system issues.
You top the pressure up and it seems fine… then it’s low again. This can be tiny leaks, a tired expansion vessel or a relief valve.
A classic: “Shower was always spot on, now it hunts up and down.” That might be a flow issue, sensor drift, tired plate or scaling.
The Vaillant fires, but the far bedroom never really warms up. This often links back to system balancing or circulation — covered more on my heating systems page.
Whistling, rumbling or kettling can point to incorrect settings, circulation issues, air or scale.
If your issue is more along the lines of “hot water works but the heating doesn’t” (or vice versa), there’s a simple guide you can check on my heating and hot water fault explainer.
You don’t have to know the part name – I just need a rough description, your area and a couple of photos.

These aren’t showroom installs – just normal houses and flats where the boiler had other ideas.
A Vaillant combi in an Orpington rental needed constant pressure top-ups and resets. We found a tiny but persistent leak, sorted the vessel and gave the system the clean it should have had years ago.
Pressure and reliability issues — Vaillant in OrpingtonIn a Bromley maisonette, a compact Vaillant struggled with hot water when more than one tap ran. Restricted pipework and a filter were the real cause.
Performance tweaks — BromleyA couple in Croydon had no idea how old their Vaillant was. We did a full check, discussed future faults and compared repair vs replace. No pressure.

“Treat the boiler and the house like they’re your own.”
I’ve been looking after heating systems around South East London for years — older open-vented systems, modern Vaillants, and mixed setups. Many faults echo those on similar Ideal repairs and Baxi diagnostics.
I’m City & Guilds qualified, hold BPEC and ERS unvented certificates and I’m Gas Safe registered.
Curious how I ended up doing this? Read the longer story here.
No — I work on Worcester, Ideal, Baxi and others too. Worcester work is broken down on my Worcester boiler page.
Once a year is a sensible rule of thumb. It keeps things efficient and safe.
Regular resets are usually a warning sign. Better to diagnose properly than wait for it to stop entirely.
Yes — and if replacement makes sense, we discuss everything calmly before looking at new boiler installation options.
Most of my Vaillant work is around BR, CR, DA, Bromley, Croydon and Orpington.
Lockouts, pressure drops or temperature swings rarely fix themselves — a calm diagnostic is usually the quickest route forward.
