Central heating around here is rarely “straight out of a brochure”. You’ve got 1960s semis off Crofton Lane with old copper runs, converted lofts in BR7 where microbore pipework disappears into awkward voids, and flats near Bromley North with a tired combi trying to do more than it was ever designed for. A lot of jobs start the same way: a text saying, “Sorry to bother you, but the boiler’s playing up again…” or “Radiators cold upstairs, hot water fine at the taps”. Sometimes it’s a quick fix on the controls. Other times we’re digging through years of patch repairs and hidden joins. Either way, I’ll talk you through what I’m seeing and what I’d do if it was my own house.

Heating isn’t just “fit a boiler and hope for the best”. It’s how all the pieces talk to each other — pipe runs, pumps, controls, radiators, flow temperatures, water quality and how your family actually lives in the place. Here’s what that looks like when the phone rings in real life:
• Boiler breakdowns & repairs – fault codes on cold mornings, combi boilers that only produce lukewarm water,
Worcester boilers locking out, pressure dropping overnight, noisy fans and “it works if I reset it… for now”.

To give you a feel for the kind of work I actually do, here are a few recent jobs. None of them were “show home” properties – just normal houses and flats trying to stay warm without wasting money on guesswork.
• A family near Petts Wood had a combi boiler that kept locking out whenever the heating and hot water tried to run together.
The system water was filthy and a couple of radiators had never been piped correctly. We cleaned the system properly, corrected the pipework
and set the boiler and controls up sensibly. Same Worcester boiler, completely different behaviour.
• In Dartford, a landlord with a small portfolio needed several boilers serviced and gas safety checks done along the A2 corridor.
We grouped the appointments, agreed times that actually worked for the tenants, and fixed small issues on the spot instead of leaving them
to turn into heating failures in January.
• A couple in Croydon were sick of one room always being cold. The boiler was fine, but the system was unbalanced and a
couple of rads were undersized. We upgraded key radiators, balanced the system and adjusted the boiler flow temperature – the whole house
now warms up evenly without cranking everything to maximum.

It depends where I am when you call and what’s already in the diary, but homes with no heating or hot water always go to the top of the list – especially if there are young kids, older relatives or it’s bitterly cold outside. If I can’t get to you straight away, I’ll usually be able to talk you through a couple of safe checks or temporary measures over the phone so you’re not just sitting there worrying.
No. There are a few manufacturers I trust and recommend more often – Worcester included – because they’re reliable and have good parts backup, but I’m happy to service and repair a wide range of combi, system and regular boilers. When it comes to replacements, I’ll suggest a couple of sensible options based on your budget and how you use the property, rather than pushing a single label.
A quick repair gets the heat and hot water back on, which is sometimes exactly what you need in the moment. A full upgrade looks at the bigger picture: boiler size, age, pipework, radiator layout, pump performance, controls and water quality. Quite often we’ll do an urgent fix first so you’re not freezing, then plan a more thorough upgrade later when it suits your budget and schedule.
Not at all. Sometimes a powerflush is exactly what a system needs; sometimes it would be a waste of your money. If your system is full of sludge, radiators are cold at the bottom, and pumps or valves are struggling, a properly carried out flush can make a huge difference and help protect new components. If the system water is reasonably clean and everything heats evenly, I’ll tell you straight that you don’t need it yet.
Yes. Even if you’re not ready to move away from a gas boiler yet, we can design your new boiler and heating layout so it runs efficiently at lower flow temperatures – with properly sized radiators, decent insulation advice and sensible controls. That way, if you decide to look at a heat pump or hybrid system in a few years, you’re not starting from scratch.
